Outside Inn Campground, LLC is a private campground. Management reserves the right to update or amend these Terms and Conditions at any time. The version posted at outsideinncampground.com/camprules at the time of your reservation governs your stay. Please also review our Campground Rules & Policies for the everyday details, and our Privacy Policy for how we handle your information.
Agreement & execution of terms
By completing a reservation, checking in at the property, or entering the premises, Guest acknowledges that they have read, understood, and agree to be bound by these Terms and Conditions in their entirety. Outside Inn Campground, LLC recommends that guests print or save a copy for their records. These Terms are binding on Guest, all minor children in Guest’s care, and all invitees and visitors present during Guest’s stay.
Agreement may be formed electronically at the time of booking, by written or digital signature at check-in, or by physical arrival at the property. In all cases, the act of arrival constitutes full acceptance of these Terms.
Terms of service
I understand the rules and rental conditions upon which I am renting accommodations, lodging, and camping and using the associated property and facilities. I acknowledge that outdoor and camping activities and exposure to natural elements and animals carry inherent risks, including but not limited to: animal and insect encounters that may result in infection or injury; exposure to the elements causing hypothermia, sunburn, or other weather-related conditions; and risks inherent in camping, outdoor, and water activities. Alcohol and/or drugs do not mix safely with any outdoor activity.
I certify that I am at least 21 years of age and assume full responsibility for those in my charge under the age of 21. I hereby assume all legal responsibility for bodily injury to myself or any other person, and for property damage, as a result of my visit to Outside Inn Campground and my use, operation, or possession of any equipment hired or loaned to me.
I will abide by the rules and accept the following rental conditions:
- The property I rent will be returned in the same condition in which it was rented, and I will be responsible for all damage or loss that occurs during my rental period.
- I agree to hold harmless and to indemnify Outside Inn Campground, LLC and its directors, officers, and agents, against all loss, damage, expense, and penalty on account of personal injury or property damage to myself or to any minor child or children in my charge, howsoever arising, whether by act, acts, or failure to act of the employees or animals of the said company or not.
- I acknowledge receipt of the property in good order and condition and further agree that Outside Inn Campground, LLC, its board of directors, officers, and staff shall not be liable for consequential damages of any kind or nature from whatever cause arising, whether property or equipment is loaned or rented.
- I enter into this agreement freely with Outside Inn Campground, LLC at my own risk, acknowledging the risks inherent in outdoor and farm activities, and assume all responsibility for myself and the minor children in my charge.
- All parties agree to comply with applicable Federal, State, and County pollution laws and any other applicable laws and regulations.
I agree, and shall cause my children, invitees, and guests, to abide by the Park Rules, including those rules and policies published in our Campground Rules & Policies, posted at the premises, or otherwise communicated by Outside Inn Campground management.
I further understand and agree that Outside Inn Campground, LLC does not issue credit or refunds due to the discomforts of nature, including but not limited to weather, insects, or wildlife.
Cancellation policy
Reservations are subject to the cancellation terms below based on the type of accommodation booked. Guests must be at least 21 years of age to reserve any site or rental unit. Reservations made by individuals under the age of 21 are void, and Outside Inn Campground reserves the right to refuse check-in and retain applicable fees per the applicable cancellation schedule.
RV rental lodging
- More than 2 weeks before arrival: Full refund, minus a non-refundable $15 transaction fee; or Camp Credit for the full amount.
- 2 days to 13 days before arrival: Refund of 50% of the total reservation payment; balance is forfeited. Camp Credit for the full amount may be elected instead.
- Less than 24 hours before arrival: Full reservation payment is forfeited. Camp Credit for the full amount may be elected if requested prior to the scheduled arrival time.
- No-shows: Full reservation payment is forfeited. Fees apply per RV rental unit.
Campsites
- More than 2 weeks before arrival: Full refund, minus a non-refundable $20 transaction fee; or Camp Credit for the full amount.
- 2 days to 13 days before arrival: Camp Credit for 50% of the payment; balance is forfeited. Camp Credit for the full amount may be elected instead.
- Less than 24 hours before arrival: Full reservation payment is forfeited. Camp Credit for the full amount may be elected if requested prior to the scheduled arrival time.
- No-shows: Full reservation payment is forfeited. Fees apply per campsite.
Camp Credit terms
Camp Credit is redeemable exclusively at Outside Inn Campground and must be used within one (1) year of the date issued. Camp Credit may only be applied toward site fees, cabin or RV rental charges, add-ons, or Campspot point-of-sale transactions. For reservations paid by credit card, cash refunds will be credited to the credit card on file.
Credit card authorization & damage policy
By completing a reservation, Guest expressly authorizes Outside Inn Campground, LLC to charge the credit or debit card on file for:
- Any unpaid reservation balance due prior to or at check-in;
- Applicable damage charges assessed within 72 hours of checkout;
- Cleaning fees as described in the Additional Terms for RV Rental Units section;
- Any other amounts due and owing under these Terms and Conditions.
Guest will be notified of any post-checkout damage charges and provided with photographic documentation. Disputed charges must be submitted in writing to Outside Inn Campground management within seven (7) days of notification. Guest understands and agrees that they remain personally liable for the full amount of their reservation and any additional charges incurred during their stay. Unpaid amounts outstanding for more than 30 days will be subject to the maximum late charge permitted under South Carolina law.
Release, waiver & indemnification
I HEREBY RELEASE, WAIVE, DISCHARGE AND COVENANT NOT TO SUE OUTSIDE INN CAMPGROUND, LLC, ITS OWNERS, DIRECTORS, OFFICERS, EMPLOYEES, AND AGENTS (COLLECTIVELY, “OUTSIDE INN CAMPGROUND MANAGEMENT”), FROM ANY AND ALL LIABILITY TO ME, MY CHILDREN, MY INVITEES/GUESTS, PERSONAL REPRESENTATIVES, AND HEIRS FOR ANY LOSS OR DAMAGE ON ACCOUNT OF INJURY TO PERSON (INCLUDING DEATH) OR LOSS OR DAMAGE TO PROPERTY RELATING TO, OR ARISING OUT OF, USE AND OCCUPANCY OF THE OUTSIDE INN CAMPGROUND PROPERTY, FACILITIES, AND AMENITIES (COLLECTIVELY, THE “PREMISES”), AND ANY DANGERS AND HAZARDS ASSOCIATED WITH ACTS OF NATURE SUCH AS CHANGING WEATHER CONDITIONS; HIGH WINDS; THUNDER AND LIGHTNING; TEMPERATURE FLUCTUATIONS; FALLING TREES, TREE LIMBS, OR ICE; OR ENCOUNTERS WITH WILDLIFE.
I HEREBY AGREE TO INDEMNIFY, SAVE AND HOLD HARMLESS OUTSIDE INN CAMPGROUND MANAGEMENT, AND EACH OF THEM, FROM ANY LOSS, LIABILITY, DAMAGE, OR COST (INCLUDING ATTORNEY FEES) THEY MAY INCUR DUE TO INJURY (INCLUDING DEATH), DAMAGE, OR LOSS OF PROPERTY RELATING TO USE OF THE PREMISES BY ME, MY CHILDREN, AND/OR MY INVITEES/GUESTS, OR DUE TO ANY INCIDENTS THAT MAY OCCUR DURING MY STAY. I UNDERSTAND THAT ALTHOUGH OUTSIDE INN CAMPGROUND MANAGEMENT MAKES EVERY REASONABLE EFFORT TO PROVIDE A SECURE ENVIRONMENT, THE SECURITY OF MY PERSON, MY BELONGINGS, AND ALL PERSONS REGISTERED IN MY PARTY IS MY SOLE RESPONSIBILITY.
As a courtesy, our employees may, if requested, assist with directing you to your designated campsite. It is your sole responsibility to ensure that the site will accommodate your specific trailer or RV and that you will not strike any branches, bollards, trees, or other obstacles when positioning your unit on the site. Guest agrees to indemnify and hold Outside Inn Campground Management harmless from any loss, liability, damage, or cost (including attorney fees) that may result from an employee assisting or directing Guest onto a campsite.
Farm experience — assumption of risk & South Carolina agritourism notice
SOUTH CAROLINA AGRITOURISM NOTICE — REQUIRED BY LAW
Pursuant to the South Carolina Agritourism Activity Liability Act (S.C. Code Ann. § 48-4-10 et seq.), Outside Inn Campground, LLC provides the following notice:
WARNING: Under the South Carolina Agritourism Activity Liability Act, there may be limited legal liability for an agritourism professional for injury or death of a participant in an agritourism activity if the injury or death results from an inherent risk of the agritourism activity. Inherent risks of agritourism activities include, among others, risks of injury inherent to land, equipment, and animals, as well as the potential for you to act in a negligent manner that may contribute to your injury or death. You are assuming the risk of participating in this agritourism activity.
Outside Inn Campground, LLC is an agritourism operation as defined under S.C. Code Ann. § 48-4-10. The farm, animals, and related activities present on the property constitute agritourism activities. Guest’s presence on farm grounds and participation in any farm-related activity constitutes a voluntary assumption of all inherent risks associated with such activities, consistent with the protections afforded to agritourism professionals under South Carolina law.
General farm area
Guests acknowledge that farm animals are living, unpredictable animals and may behave in ways that result in injury. The following rules apply at all times in or near farm areas:
- Guests must remain outside all fencing at all times.
- Do not insert hands, fingers, or objects through fencing.
- Do not open or tamper with any gate, latch, or enclosure.
- Keep children and pets within arm’s reach in all farm areas.
- Pay close attention to posted signage and follow all staff instructions immediately.
Guest assumes full responsibility for any injury arising from failure to follow these rules, posted signage, or staff instruction. Outside Inn Campground, LLC is not liable for injuries sustained as a result of Guest’s failure to observe these guidelines.
Guided farm & feeding experiences
Outside Inn Campground offers scheduled feeding experiences and guided animal interactions at designated times under staff supervision. Participation is entirely voluntary. Guest understands and agrees that:
- Participation in a guided farm experience constitutes voluntary assumption of all risks associated with close animal contact, including but not limited to bites, kicks, scratches, sudden movement, and unpredictable animal behavior.
- Outside Inn Campground, LLC makes no warranty or guarantee regarding the behavior of any individual animal during a guided experience.
- Guests may bring approved treats (fresh fruits and vegetables such as apples, carrots, and leafy greens) for animal interaction during scheduled experiences only. Do not feed animals outside of scheduled experiences or provide any table scraps, processed food, or human leftovers, as these can be harmful or toxic to livestock.
- Participation in any farm experience constitutes full agreement to the assumption of risk and release language contained in these Terms and in the South Carolina Agritourism Activity Liability Act notice above.
Please check with the office for the next scheduled farm experience. Staff will guide participation and ensure all guests interact with the animals safely.
Animal waiver
Guest agrees to the following regulations and conditions relating to pets while camping at Outside Inn Campground. Permission to bring a pet is a privilege, not a contractual right, and is expressly conditional upon adherence to these terms. Outside Inn Campground reserves the right to revoke pet permission at any time.
Excluded areas
Pets are not permitted in any farm animal enclosures, the campground office, or any other area posted as pet-restricted.
Excluded animals
Outside Inn Campground has sole discretion to exclude pets based on, but not limited to: breed-specific exclusions; failure to meet state or local vaccination requirements; illness; being in heat; displaying aggressive, vicious, or dangerous behavior; requiring muzzling; or displaying disruptive behavior in response to stimuli (including fighting or biting).
Supervision & leash requirements
- Pets must be on a leash or in a carrier in all public areas of the campground at all times.
- Pets must be with Guest or a designated responsible individual at all times. Pets may not be left unattended at a campsite or inside a rental unit.
- Guest agrees to prevent noise or disturbance by their pet in the interest of other guests.
- Guest agrees to clean up all pet waste immediately and dispose of it in a trash receptacle or dumpster.
- Please be aware of your pet’s behavior around farm animals. If your pet displays excitement, reactivity, or aggression near the farm, remove them from the area immediately. Even well-intentioned excitement can stress livestock and trigger territorial responses.
Vaccinations
Guest represents and warrants that their pet is current on all required vaccinations (including rabies and distemper) and flea treatments.
Disturbances & removal
If a pet creates disturbances resulting in complaints from other guests or staff, Guest agrees to immediately make arrangements to house the pet elsewhere outside the campground. Failure to do so will result in Guest being asked to leave the campground without a refund.
Assumption of risk & release — pets
GUEST HEREBY ASSUMES ALL RESPONSIBILITY FOR ANY RISKS, INJURY, DAMAGE, OR HARM THAT MAY OCCUR WHILE GUEST’S PET IS AT THE CAMPGROUND OR CAUSED BY GUEST’S PET. GUEST HEREBY KNOWINGLY AND VOLUNTARILY RELEASES AND DISCHARGES OUTSIDE INN CAMPGROUND, LLC, ITS OWNERS, AGENTS, PARENT COMPANIES, MEMBERS, MANAGERS, DIRECTORS, OFFICERS, AND EMPLOYEES FROM ANY AND ALL CLAIMS, DAMAGES, LIABILITIES, INJURIES, DEMANDS, OR CAUSES OF ACTION, BOTH PRESENT AND FUTURE, WHETHER KNOWN OR UNKNOWN, ARISING OUT OF OR INCIDENT TO THE PET’S PRESENCE AT THE CAMPGROUND. GUEST FURTHER AGREES TO INDEMNIFY EACH RELEASED PARTY FOR ALL SUCH CLAIMS, INCLUDING COSTS, EXPENSES, AND ATTORNEY’S FEES. THIS PROVISION SHALL BE ENFORCEABLE TO THE FULLEST EXTENT PERMITTED BY LAW.
Alcohol, controlled substances & impairment
Outside Inn Campground, LLC does not sell or provide alcohol on the premises. Guests who appear visibly intoxicated or impaired may be directed to return to their campsite or may be removed from the property at management’s discretion. Guest agrees that consumption of alcohol or controlled substances while on the premises is entirely at their sole risk. Outside Inn Campground, LLC bears no responsibility for any injury, loss, or damage arising from or related to a guest’s intoxication or impairment, whether or not the impairment was known to campground staff. Alcohol and controlled substances do not mix safely with outdoor activities, farming environments, or animal interactions.
Media release
Guest grants Outside Inn Campground, LLC and its affiliated entities and promotional partners permission to photograph or record Guest and members of their party while on the premises, for use in marketing, promotional, social media, and other materials. Guest represents that they have authority to grant this consent on behalf of minor children in their care.
Adult guests in a party are responsible for notifying Outside Inn Campground management if any adult member of their party does not consent to photography or recording. To opt out, please notify the office at check-in. This media release does not require compensation and is granted without limitation on use or duration.
SMS & email communications
Email marketing. By providing your email address at the time of reservation, inquiry, or newsletter sign-up, you may receive transactional messages (such as booking confirmations and stay-related updates) and, where you have opted in, promotional and marketing emails from Outside Inn Campground, LLC. Marketing emails are sent using a third-party email platform, and you may unsubscribe at any time using the unsubscribe link included in any such email or by contacting us directly.
SMS marketing. By checking the applicable box on the reservation checkout page, Guest expressly consents to receive marketing text messages from Outside Inn Campground, LLC at the mobile number provided. Consent to receive marketing text messages is not a condition of any purchase. Message and data rates may apply, and message frequency may vary. Guest may opt out of SMS marketing at any time by replying “STOP” to any message received, or by contacting us at stay@outsideinncampground.com or (803) 974-8585. Text-messaging originator opt-in data and consent will not be shared with any third party for their own marketing or promotional purposes.

Firearms policy
Guest agrees, and shall cause their children, invitees, and guests, to obey all applicable federal, state, and local laws regarding the ownership and possession of firearms. Firearms are not permitted in any property buildings or common areas. The sole exception is that a firearm may be stored in a locked, private vehicle in a designated parking area, if permitted by applicable law. The discharge of firearms, BB guns, air guns, air rifles, or similar devices is strictly prohibited on the premises.
Guest conduct & right to refuse service
The premises are privately owned. Outside Inn Campground Management reserves the right to refuse service to anyone for any reason not prohibited by applicable law. Outside Inn Campground Management reserves the right to require any person or party it deems necessary to leave the campground based on violations of Park Rules or behavior management determines is inappropriate or disturbing to other guests.
Harassment or mistreatment of staff or other guests, including but not limited to racist comments, hate speech, or threatening behavior, will not be tolerated under any circumstances and will result in immediate removal without a refund.
Guest is responsible for the actions of all persons registered in their party, including minor children, and any visitors present during their stay.
Assignment
Guest may not assign, transfer, or sublet the reserved premises in whole or in part. Guest is specifically prohibited from sharing or re-renting the premises through services such as Airbnb, VRBO, or any similar platform.
Additional terms for RV rental units
At departure, the rental unit is to be left in a reasonably clean condition. Specifically:
- The unit must be broom swept; garbage removed and placed in an outside dumpster.
- All kitchens and kitchenettes are to be left clean; dishes washed and put away.
- Microwave, refrigerator, stove, and countertops are to be wiped clean.
- Failure to meet these standards may result in a $125 cleaning fee charged to the credit card on file.
- Permitting a pet in a non-pet-friendly unit, or smoking in a rental unit, will result in a professional cleaning charge of $250 minimum.
All damage to the rental unit, whether caused by Guest, children, visitors, or pets, must be disclosed to the registration office immediately or at checkout. Damage charges will be assessed after a thorough inspection by Outside Inn Campground Management and charged to the credit card on file. Damages include, but are not limited to: lost keys; broken or lost remote controls; discharged fire extinguishers (when not used for an actual fire); damaged or broken appliances, furniture, cabinetry, or dishes; writing on walls or bedding; and ripped or torn mattresses or coverings.
Governing law & jurisdiction
These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of South Carolina, without regard to its conflict of law provisions. Any dispute arising under or related to these Terms, or relating to Guest’s stay at Outside Inn Campground, shall be subject to the exclusive jurisdiction of the state or federal courts located in Colleton County, South Carolina. Guest hereby consents to personal jurisdiction in such courts and waives any objection to venue.
General provisions
Severability
If any provision of these Terms and Conditions is found by a court of competent jurisdiction to be invalid, illegal, or unenforceable for any reason, that provision shall be modified to the minimum extent necessary to make it enforceable, or severed from these Terms if modification is not possible. The remaining provisions shall continue in full force and effect.
No waiver
Outside Inn Campground’s failure to enforce any provision of these Terms and Conditions on one occasion shall not constitute a waiver of its right to enforce that provision or any other provision in the future. No waiver of any provision shall be effective unless made in writing and signed by an authorized representative of Outside Inn Campground, LLC.
Entire agreement
These Terms and Conditions, together with the reservation confirmation issued by Outside Inn Campground, constitute the entire agreement between the parties with respect to Guest’s stay and supersede all prior or contemporaneous communications, representations, understandings, or agreements, whether oral or written, relating to the subject matter herein. No modification of these Terms shall be binding unless in writing and acknowledged by Outside Inn Campground management.
Acknowledgment & agreement
By reserving, checking in, or entering the premises, Guest acknowledges that they have read these Terms and Conditions in full, understand their provisions and implications, and agree to be bound by them voluntarily. Guest further acknowledges responsibility for ensuring that all members of their party, including minor children and adult visitors, comply with these Terms.
At check-in, guests may be asked to sign and date this Guest Agreement and provide their printed name and reservation number.
